2025 BOOKINGS (excluding CBMF and SOMMO bookings)
For bookings made for a stay in 2025, the following policy will apply:
- Deposit is required to book a cottage, payable by Visa or Mastercard
- For stays June 23-August 31: $300 or 30% of the total cost of the booking, whichever is greater
- For stays before June 23 or after August 31: $150 or 30% of the total cost of the booking, whichever is greater
- Deposit will be deducted from the total cost of your reservation
- Balance owing is due at check in by: Debit/Bank card or Cash OR if paying final balance with Visa or MC there will be a 2% surcharge added to the balance amount owing at check in. You may want to contact your bank if paying the balance at check in by Debit/Bank card and have them increase your daily limit to cover the amount owing. (Note: 2% service fee does not apply to deposits made by Visa or MC).
- Reservations cannot be transferred or sold to another person.
- The person making the reservation is responsible for the cottage should any damage occur.
- Your Cottage # may shift due to adjustment, however we guarantee you will get the same cottage type you reserved or an upgrade for Free.
For Group Bookings (2 or more cottages):
- deposit amount is 50% of the total cost of the booking with the balance due to be paid at least 14 days before arrival
- Cancellation Policy is 60 days before arrival date.

CANCELLATION POLICY (excluding CBMF bookings)
- Cancellations made at least 30 days before arrival will be refunded less a $50 Admin Fee.
- Cancellations made within 30 days of your arrival date will be refunded less a $100 Cancellation Fee if we can rent the cottage out to another guest for the nights you have booked.
- If you do not cancel your reservation you will be held responsible for all nights booked that we are not successful in getting rented out to another Guest.
- If you leave before your reservation has ended, you will Not receive Any refund.
- Bookings will be made around your dates so if you shorten your stay or change dates you will be held responsible for any nights we are not successful in renting out to another Guest.
- Once you book with us, it is understand that you agree to these terms. Please note that once you book a cottage with us, that cottage goes off line which means others have lost the opportunity to rent it. Therefore you have purchased the time frame you have booked and can be held responsible for the duration of your booking should we not be able to get it rented back out for all the nights you had booked.
For Group Bookings (2 or more cottages)
- Cancellations received at least 60 days before arrival will automatically get a full refund less $50 Admin Fee per cottage.
- Cancellations received 15-59 days will receive a full refund (less $100 cancellation fee) if we can get the cottage booked with another guest.
- Cancellations received within 14 days before arrival will result in no refund issued unless all of the nights get booked out to another guest, of which we'll refund what you paid less $100 cancellation fee.
- Date changes may not be permitted for Group bookings within 60 days from arrival. If changes are approved, you will be held responsible to pay for any nights you originally booked that we cannot get rented out to another Guest
- If you leave before the reservation has ended no refunds will be issued
We are a small business with a short season and we must adhere to our cancellation polices for all cancellations (including Ferry/Flight delays or cancellations). We are not able to make exceptions so we highly rceommend you purchase trip cancellation insurance (any travel agency can provide this) for in the event your flight or ferry gets cancelled.

Terms & Conditions of Booking
We are not suitable for those wanting to come here to party or stay up late disturbing others so we have the following restrictions put in place. If booking with us it is understood that you agree to the following terms and will adhere to these policies for the protection of our property (cottage) and the peace and enjoyment of other guests (we are known for having a quiet place).
Restrictions:
- * No Smoking Inside or in Open Doorways - $500 cleaning fee will apply
. - * No smoking Cannabis on the property
. - * Cottage Towels/Bedding cannot be taken outside.
. - * Bikes must be stored outside the cottage
. - * Quiet Time: 10pm -8am
----- no hanging out on the decks after 11pm
----- children are not allowed to roam around the property or be in the playground after 10pm)
. - * Fresh Fish of any kind cannot be cooked inside the cottage. Fresh Fish from Deep Sea Fishing tours cannot be stored in the fridge (store it in your cooler)
. - * OFF Site Visitor hours are between 10am-9pm
----- No large groups of Off Site Visitors/gatherings.
----- $50 fee for visitors to stay overnight (per night).
----- No Pets allowed with Off Site Visitors.
----- No Visitors allowed in the Pool Area due to liability issues
. - * Pets Must be Approved before booking and only allowed in the designated pet friendly cottages otherwise a $500 cleaning fee will apply.
----- $20 per night per pet fee applies.
----- Small (under 50lbs) Non-Shedding Hypo-Allergenic Dogs accepted due to allergies, - no other animials.
----- Pets are not allowed to accompany Off Site Visitors
. - * Sorry No Wood Burning Campfires allowed (due to asthma)
. - * We have a no Tents, Camper Trailers, RV's and Utility Towing Trailers allowed because they damage the grounds
. - * If you want to increase the occupany in your booking you need to contact our office. You cannot exceed the Maximum Occupancy listed for this cottage.
